Foundation Problems - 6 Common Signs Of  Foundation Problems

Your house is probably the biggest investment that you’ll ever make. That’s why it is very important to protect it. If you’re in the market for buying a home or income property, it’s wise to learn how to identify the 6 common signs of foundation problems.

 

1) Foundation Cracks, Wall/ Floor Cracks and Other Types Of Fractures

Separation in your foundation or on brick exterior of your house or commercial property can most definitely indicate that you have some movement in your foundation.

 

2) Foundation Settling or Sinking

 

Settling is another ordinary sign that you may have a foundation problem, over time you may notice that one side of your house is lower than the other, or you may observe that the center of your commercial building is sinking. If so, your foundation may need to be lifted and require the installation of interior or exterior piers.

 

3) Foundation Upheaval

If a foundation slab has moved in an upward direction, then it is probably experiencing foundation upheaval. Heaving generally affects the perimeter area of a concrete slab foundation, but it can impact your properties interior, including hallways, doorways and outside garage walls.

 

4) Doors That Stick Or Don’t Open and Close Properly

If you have noticed that your doors are sticking, that’s an indication there is some sort of problem with your foundation. When interior doors are affected, they tend to stick or drag at the top. Exterior door with foundation issues are more likely to drag at the threshold or hang down at the top and appear uneven.

 

5) Gaps Around Window Frames Or Exterior Doors

If you notice gaps around your exterior window frames and spaces around your exterior doors, this is a sign of a problem that can be affecting your foundation. When something is amiss, double doors frequently do not align properly, which makes them very difficult to close. Door frames may become crooked and impair all types of doors from operating properly.

 

 6) Sagging Or Uneven Floors

If you’ve noticed your floors are out of level or appear to be sagging, bowing or dipping, then I’m afraid that this can indicate big problems. When foundation issues impact pier and beam foundations, floors have a tendency to sag and squeak. Where concrete slabs are concerned, floors are prone to be uneven or out of level. Slab foundations are positioned directly on the ground and pier and beam foundations are not.
