No matter how beautiful, comfortable and safe you think your home is, it may contain things that can scare buyers away. Homebuyers can be extremely particular, and before they make a decision, they will inspect everything with a fine toothed comb. Of course, no home is perfect. However, there are certain things that can make homebuyers think twice about purchasing your home. Here are a few things that can scare a buyer away.

Dust & Dirt

Have you ever walked into a house or bussiness and thought to yourself, wow this place its disgusting? Well a buyer will feel the same way if they come to view a dirty or dusty home. It can also lead them to wonder what else has been negelcted in the home during the time the seller occupied it.

Faulty or Badly Done Repairs

A door that won’t close properly, a piece of tile that has come away from the wall, a cracked window. The list is endless, but whatever it is that’s broken in your home, fix it before you put it on the market and make sure the work is done properly and to a high standard. Anything broken a buyer is going to remember in a negative way, unless you are selling your home as a fixer upper.

Cluttered Spaces

One thing you should do when you plan to put your home on the market is to remove clutter. Clutter makes it difficult for a potential buyer to envision themselves in your home.

Mystery Smells

You may not be aware that your home has a certian foul smell since you and your family have been living there for a long time. But buyers walking in will immediately be able to sniff out bad odors. Ask a friend or family memeber to come over and let you know if your home has any offensive smells so you can try to get rid of it.

Overpricing

Your home may have every feature that a buyer is looking for, but if your home is overpriced it can be an immediate turn off. This is why setting the right price from the get go is so important. Ask your agent to do a CMA (comparitive market analysis) so you can price your home in range with what the market is saying.

Water Stains

Mold is a big deal breaker for most people, a water stain may not necessarily mean that mold is present, but seeing a water stain on a wall or the ceiling may bring a buyers mind to that conclusion. If you have any water stains present in your home make sure you do repairs before your allow your agent to do showings with potential buyers.

Seller Being Present

You may feel that you know your home the best and you would be a great asset to selling your home during a showing, but having the seller present during a showing can scare away buyers. Buyers may be afraid to ask questions or they may simply want to browse through a home without feeling like they are being followed.
