9 House Hunting Mistakes

So you think House Hunting is about showing up to a few opening houses and picking the best one. No way! You need a game plan. Not just any type, but one that will save you time, money and your sanity during the home-buying process. Here are 9 House Hunting mistakes not to make.

 

1. No mortgage pre-approval

One of the misconceptions about house hunting is that clients think they don’t need preapproval from a bank says BHG Real Estate Agent Tamika Bowe. This is because the seller will not entertain an offer without a pre-approval. In addition to improving your odds of making a winning offer, a pre-approval also lets you know how much mortgage you qualify for. So that you won’t waste time looking at properties you can’t afford.

2. House hunting without an agent

To clear the air, hiring a real estate agent is free if you’re house hunting. Second, an agent will be the first to see when new listings come up and also, they might know about other listings that haven’t even hit the market yet. Once an agent has your pre-approval in hand they can find a property that will suit you and your budget.

3. Not knowing what you want

“I noticed that clients actually don’t know what they want until they start shopping around and going to viewings”, says BHG Real Estate Agent Margaret Glynatsis when asked about the misconceptions clients have about home buying. It’s fine to consider many types of properties at first to get a sense of your options, but try to narrow them down before you fill your weekends with home tours.

 

4. Waiting too long to see a home

If your real estate agent calls you about a new listing, make sure go and see it as soon as you can. Remember there are other customers in this tight market.

 

5. Bringing along outspoken and uneducated advisers

These folks are offering observations based on their own living situation. For example, they might think a huge backyard is heaven, but you’re the one who has to mow it!
Remember that you and your family will be living there.

 

6. Don’t rush through an open house/home showing

Of course, your going to hire an inspector later on, but take this time to really explore the house and ask questions.  And whatever you do, don’t get distracted by attractive new features.

7. Expecting perfection

We asked BHG Real Estate Agent Antoine Adderley what he thinks are top misconceptions about buying a home in the Bahamas, he said local clients think all homes are in immaculate conditions.
It’s rare to get everything you want. When it comes to your priority list when looking for a home. Two out of three isn’t bad.

8. The home décor is winning you over and not the home.

Remember, it is a home stager’s job to make you swoon. Make sure you are envisioning yourself in the home and falling in love with the house.

 

9.Not checking out the neighborhood

 

Take time to drive through the neighborhood even during the night. Also check for local shops, restaurants, parks, amenities or even access to public transportation.
