Home Staging, The Road To A Quick Sale | Bahamas Real Estate

Home staging is designing and modifying a private residence for sale. The reason why some owners or real estate agents suggest home staging is to make a home appealing to potential buyers in hopes of a quick sale.  Set the stage for quick success with these tips for upgrading and styling a home.

Boost Curb Appeal

A great first impression is important! Make a statement by luring potential homebuyers just by viewing the exterior. You can do this by:
-Replacing old house numbers and light fixtures
-Adding a fresh coat of paint
-Create Symmetry by using light fixtures and front door  accents
-A well-manicured lawn and keeping your landscaping looking fresh by planting eye-catching plants and flowers.
-A new welcome mat.
-Camouflage electrical boxes and air condition units
-Pressure wash outside decks, concrete, bricks, stucco, tile floors, etc.

Clean And Remove All Clutter

When you’re finished cleaning and decluttering ask a friend or family member that doesn’t live with you to do a walk-through of the home. A fresh pair of eyes can help you see what you have missed and what more needs to be done. If you have pets, ask them if the home has any pet odors.

Rearrange Your Furniture

In living rooms and bedrooms, symmetrical arrangements work well. Create areas that are inviting by moving the sofas closer together and adding a coffee table in the middle.

Décor

Areas that look painfully bare and uninviting need decorations. Don’t think oversized arrangement, but smaller center pieces for a table, add vases, lamps or candles. Add decorative pillows to sofas and beds.  In addition, don’t forget the walls; paintings or photographs can set the mood to any room. At the same time, it can capture curious eyes to move around the whole home.

Painting

If the walls need to be painting choose neutrals colors or white. These colors make the rooms seem bigger, brighter and cleaner.

During Open House/Home Tour

-Make sure all lights are on and windows are open
-Open Closets
-Inviting smells and aromas such as vanilla, baked cookies in the kitchen or a clean cotton or clean citrus smell in living rooms and bedrooms. (If you are using candles light them before the showing for a few minutes and just before blow them out)
-Remove pets, kids, and their toys
-Make sure information is provided
-Listen to feedback
