Why is The West The Best?

With The Bahamas beautiful weather and burst of new commercial and luxury residential developments in the western part of New Providence, there is no doubt why the west is the best.

Here are 5 reasons why is the west the best:

Many New Developments

There have been real estate developments popping up all over Nassau & Paradise Island, Palm Cay, Thirtysix, just to name a few but nowhere as much as the west. Within the last five years, there have been numerous new developments popping up in the west with more on the way. The Venito, the Venetian West, One Cable Beach, The Cliff’s, Westview Condos, Pineapple view Condos & let’s not forget the new Rooftops condos at Balmoral. With so many options there is something for everyone’s price range and proximity preference.

 

Condos and Townhomes in The West Yield The Best ROI.

Take the new Venetian West community for example. When The Venetian West was first being built a 2 bedroom condo sold for $235,000, that same condo today rents for $2,500. This means that you are making more than a 12% return on your investment every year. Depending on your proximity to beaches and hotels the ROI could be even greater than 12%. Nowhere in the east will you find that kind of return on investment.

 

There is nothing to do in the east!

The west is where you find all of the best hotels, gyms, beaches, restaurants and coming soon the new iMax theater. One thing I will give the east over the west is, the east has the best schools, Queen’s College, Kingsway, St. Anne’s, St. Andrew’s and St. Augustines College. All really great institutions in their own right, but if you are not in school and have no kids those schools don’t benefit you.

 

Less Traffic.

A few years ago The Ministry of Works in The Bahamas design, construct and repaired many of the roads in New Providence. One of the reasons why this was needed was to help combat traffic. Even though some of the problems were fixed, the east still had a major traffic problem. Especially, for those who commute on a daily basis to and from the east. However, the government made sure to pay close attention to the roads in the west. Just because of all the hotels and newly renovated airport.

 

The best beaches are in the west.

You can’t think of the Bahamas without thinking of the sun, sand & sea. As a matter of fact, for a lot of foreign and local buyers proximity to the best beaches is of premier importance. With beaches like Goodman’s Bay, Saunders Beach, Love Beach plus the world famous Jaws beach you can pick choose and refuse until your heart is content. One of the most important aspects of being close to the water in the west is the price per square foot. Based on sales recorded on the Bahamas MLS beachfront homes in the west sell for a minimum of $200 more price per square foot than in the east, if that doesn’t drive my point home I just don’t know what will.
