Can I Sell My Own Home?

Can you sell your own home? The answer is YES! But it might be a stressful process and why punish yourself like that? If you must let’s investigate the duties of a realtor to see if it is worth the hassle.

 

How Do I Determine The Price?

 There are many considerations when determining how much a home will be sold for. Many sellers go based on what they feel rather than using actual data and facts. Sellers usually don’t have access directly to this information and for this reason, they tend to overprice their home. Although sometimes getting an appraisal is helpful sellers usually do themselves a great disservice by not hiring a realtor. Realtors use all tools necessary to come up with the best-unbiased value so that your home can sell within a reasonable timeframe at a marketable price. According to NAR only 7% of For Sale By Owners successfully sold their homes but did so for 17% less had they used a realtor.  Do you really want to sell your house for less than what it’s worth?

Think about Facebook, Instagram, any other Social Media outlet and consistent updates, Yard signs, Open Houses, Video Promotions, Direct Mailers, Extensive Networking, Database,  Friends, not enough friends, nosy neighbours, family, MLS – oh right! What is the MLS? What you might not know is Realtors pay big fees to make sure that they are apart of the MLS and different networks for your home to sell. It is their job to stay abreast and take on the hideous task of marketing. Realtors are constantly finding creative ways to market and sell your property.

Scheduling Appointments and Showings?

Doesn’t sound like much until the phone rings. One of the main problem’s sellers have is making time to show the property. I often see signs on properties that say, “Serious Inquires Only!” I know when it reaches that point a seller is usually frustrated at the amount of attention they didn’t want from unqualified or serious buyers. Realtors will ask the right questions and get as much information as possible to ensure that a buyer is serious about the home. They don’t want to waste your time or theirs. The goal is to sell the home not show the home!

 

Am I Too Attached To My Home?

This one is tricky because most sellers don’t realize how attached to their homes they are. Sellers usually fail to realize what the actual buyers want. They give involuntary information that could possibly hurt them but it doesn’t register how it could damage the sale. Most sellers don’t like to hear what someone doesn’t like about their home! Realtors are important because they give unbiased views and feature the parts of the home that will pull the buyers you need.

 

Negotiating?

When thinking of negotiating always ask, “Am I damaging myself?” The answer is more than likely yes! Realtor’s are trained negotiators. They get the information and data that you don’t have access to for your home to sell. Selling on your own is like stomping on your own toe! Ouch!!! You are basically negotiating against yourself and do you really want to do that? I mean think about it! A buyer is not going to give directly to a seller information that can harm them. Their goal is to buy for less and your goal is to sell for more. They more than likely will bring their own agent who is trained to make sure you give them 17% less than what your home is worth.

 

If you feel like this is not enough reason to hire a realtor then grab your money bag but you might not be so quick to run it to the bank because you might have robbed yourself!
