Hearing the words gated community while living in The Bahamas. Places like Lyford Cay, Ocean Club and Old Fort Bay come to mind and then dollar signs. Unless you are a part of the 1% or about to hit the lotto, gated communities can appear to be out of reach. The average home buyer does not think that they can afford to live in a gated community. Believe it or not, there are affordable gated communities that won’t break the bank. Communities like West Winds, Lyford Hills, Serenity, and if you don’t mind the drive there is Venice Bay as well. That’s just within the budget of the average home buyer.

I know what you are thinking at this point, I manage to get behind the gates now I have to pay a ridiculous H.O.A. Fee. The gated communities I just mentioned have H.O.A. For a family you have the protection and monitoring by security guards 24/7, gated access, clubhouse and playground for children and most gated communities have either tennis courts or basketballs courts or in some cases both, so there is no excuse to not work on that backhand now.  If you are an investor looking for a steady return on investment gated communities have some of the highest ROI’s, even in a home buyer’s market rentals in the Bahamas continue to thrive and showing no signs of slowing down.

Why you should consider a gated community in your home search:

Recreational Facilities – most gated communities offer amenities like fitness centres, tennis courts, pools and playgrounds for your children.

Security – Only approved residents and guests are allowed to enter due to restricted access via security, keycard or coded system.

Maintenance – You do not incur a lot of the cost you usually would with a standalone home. Your H.O.A fees can cover a range of maintenance tasks.
